- One-bedroom floor plans include one bathroom and provide a separate bedroom for added privacy. One-bedroom apartments range from 746 sq. ft. to 1,065 sq. ft.
- Two-bedroom apartments include two separate bedrooms and two bathrooms. They range from 1,123 sq. ft. to 1,386 sq. ft., which can be used for roommates, guests, or a home office.
- Three-bedroom apartments include three separate bedrooms and two bathrooms ranging from 1,567 sq. ft. to 1,616 sq. ft., providing the largest floor plan available at IMT Lake Mary. This layout is well-suited for roommates or residents who simply want extra space for a home office, hobby room, or guest accommodations.
Each floor plan may vary in size, layout, natural light, patio, and views, so availability can change frequently as apartments are leased.

You can apply in two ways:
- Online: The most common and fastest option. Click the “Apply Now” button located in the contact form on the property homepage or alongside available inventory in the Floor Plans & Availability section. You will be guided to our application portal, where you can create an account and follow the step-by-step instructions to complete your application. Applying online is the quickest way to secure an available apartment before availability changes.
- In person: You can also visit the leasing office in person, if you prefer assistance with the application process. Our leasing office is open Monday through Friday 8:30 am to 5:30 pm, Saturday 10:00 am to 5:00 pm, and closed on Sundays.
- Need assistance? Please call our leasing team and we’ll be happy to help guide you through the application process.
As part of your application, you will typically be asked to complete a verification process by providing:
- A valid government-issued photo ID
- Employment and income verification documentation, which may include:
- Two most current paystubs or six consecutive bank statements showing payroll direct deposit if currently employed;
- Previous year’s individual tax return until June and six consecutive bank statements showing deposits if self-employed;
- An offer letter on company letterhead, indicating position, salary and contact information only if pending employment or if you’re unable to provide two paystubs;
- A Social Security Benefit Letter, SSA-1099, or SSA Notice of Change in Payment if unemployed
- If you would like to use investments to show proof of income, you will need to provide six consecutive months of statements from a liquid account.
- Tuition letters, grant letters, or loan letters
- Reference information and documentation from a landlord, apartment community, or mortgage company for rental verification
- Consent for a background and credit check

- Self-guided tours: Tour the community on your own schedule. You’ll receive step-by-step instructions and entry details ahead of your visit, allowing you to explore at your own pace without a leasing agent present.
- In-person tours: Meet with a friendly and knowledgeable leasing consultant who will walk you through the community, show available apartments, and answer any questions about pricing, availability, and the application process in real time.
- Virtual tours: If you’re unable to visit in person, you can tour remotely through a live Zoom video call, giving you a detailed view of the apartment and amenities from anywhere.
Tours can be scheduled directly through the website by selecting a date and time that works for you. When scheduling your tour, you will be asked to provide basic contact information and confirm your appointment. For all tours, a valid ID will be required. Yes. IMT Lake Mary is currently offering one-month free rent when you apply within 24 hours of completing your tour.
The free month is applied as a credit to your second full month’s rent, rather than upfront.

Pricing & Fees
When applying for an apartment, you should plan for the following initial costs:
- Application fee: $75 per applicant (non-refundable). Any person over the age of 18 is required to complete an application.
- Administration fee: $150 (non-refundable)
- Security deposit: Starting at $150 per unit for all bedroom types (on approved credit); amounts may vary based on credit, rental history, income, or other qualifying criteria
The security deposit is held throughout your lease and is used to cover any damages beyond normal wear and tear or unpaid balances at move-out.
If you have a pet, additional costs will apply:
- Pet fee: $300 one-time, non-refundable fee per pet (maximum of 2 pets allowed)
- Pet rent: $25 per pet, per month (maximum of 2 pets allowed)
In addition to these upfront costs, your total move-in amount may also include:
- Prorated rent, based on your move-in date
- Any applicable fees or add-ons selected during the leasing process (such as renter’s insurance or rentable items)

Yes. Your security deposit is refundable after you move out, as long as:
- The apartment is returned in good condition (normal wear and tear is expected)
- There are no outstanding balances on your account.
- Utilities such as water are charged in arrears and will be due once you move out.
If there are damages beyond normal use or unpaid charges, those amounts may be deducted from your deposit before the remainder is returned.

Yes. In addition to base rent, there are standard monthly fees associated with living at IMT Lake Mary:
- Monthly Billing Administrative Fee: 9% of all charges
- Valet Trash: $28/month
- Package Lockers: $5/month
- Credit Reporting: $5/month
- Pest Control: $2/month
- Tenant Liability Insurance: $11.50/month when enrolled in IMT’s Tenant Liability Program

Residents are responsible for setting up and paying for their own utilities, which may include services such as electricity (Duke Energy), metered water (City of Lake Mary), sewer, trash, and internet, depending on the service providers. IMT Lake Mary will set up the water with the city on behalf of the residents.

There are no weight restrictions, but certain breeds are restricted.
The following breeds (and any mix of these breeds) are not permitted:
Doberman, Mastiff, Pit Bull (including Staffordshire Terrier, Bull Terrier, American Bulldog), Rottweiler, Chow, Wolf hybrids, Great Dane, German Shepherd, Malamute, Akita, Deerhound, and Siberian Husky.
Exception: Assistance animals are not subject to breed restrictions, but still limited to 2 pets total in the home.
Yes. The following pet-related fees apply:
- Pet fee: $300 one-time, non-refundable fee per pet (maximum of 2 pets allowed)
- Pet rent: $25 per pet, per month (maximum of 2 pets allowed)
Service animals and Emotional Support Animals (ESAs) are exempt from pet fees and rent in accordance with applicable Florida law.
