Leasing & Availability

IMT Hyland Hills offers a range of apartment layouts designed for different living needs, including one-bedroom and two-bedroom homes. 

  • One-bedroom floorplans include one bathroom and provide a separate bedroom for added privacy. One-bedroom apartments range from 718 sq. ft. to 915 sq. ft.
  • Two-bedroom apartments include two separate bedrooms and two bathrooms. They range from 950 sq. ft. to 1,245 sq. ft., which can be used for roommates, guests, or a home office. 

Each floor plan may vary in size, layout, natural light, and views, so availability can change frequently as apartments are leased.

Rent varies depending on several factors, including:

  • The floor plan you choose (one-bedroom or two-bedroom) 
  • The size and layout of the selected apartment 
  • The view and location within the community (for example, courtyard vs. street-facing) 
  • Current availability and demand 

Pricing is updated regularly, so the rent you see reflects real-time market conditions. Because of this, apartments can lease quickly, especially popular layouts or price points.

IMT Hyland Hills currently offers lease terms ranging from 3 to 12 months.

A lease is a legally binding agreement outlining your rental terms, including your monthly rent, lease duration, and community policies. Flexible term options let you choose the length that best fits your plans.

You can apply in two ways:

  • Online: The most common and fastest option. Click the “Apply Now” button located in the contact form on the property homepage or alongside available inventory in the Floor Plans & Availability section.  You will be guided to our application portal, where you can create an account, and follow the step-by-step instructions to complete your application. Applying online is the quickest way to secure an available apartment before availability changes.
  • In person: You can also visit the leasing office in person, if you prefer assistance with the application process. Our leasing office is open Monday through Friday from 9:00 am to 6:00 pm, Saturday from 10:00 am to 5:00 pm, and Sunday from 12:00 pm to 5:00 pm.
  • Need assistance? Please call our leasing team and we’ll be happy to help guide you through the application process.

As part of your application, you will typically be asked to provide:

  • A valid government-issued photo ID
  • Employment and income verification documentation, which may include :
    •  most current paystub equaling one month and six consecutive bank statements showing payroll direct deposit if currently employed; 
    • previous year’s individual tax return and six consecutive bank statements showing deposits if self-employed;
    • An offer letter on company letterhead, indicating position, salary and contact information if pending employment;
    • A Social Security Benefit Letter, SSA-1099, or SSA Notice of Change in Payment if unemployed
  • Reference information and documentation from a landlord, apartment community, or mortgage company for rental verification 
  • Consent for a background and credit check

IMT Hyland Hills offers several tour options so you can choose what works best for you:

  • Self-guided tours: Tour the community on your own schedule. You’ll receive step-by-step instructions and entry details ahead of your visit, allowing you to explore at your own pace without a leasing agent present.
  • In-person tours: Meet with a friendly leasing consultant who will walk you through the community, show available apartments, and answer any questions about pricing, availability, and the application process in real time. 
  • Virtual tours: If you’re unable to visit in person, you can tour remotely through a live Zoom video call, giving you a detailed view of the apartment and amenities from anywhere.

Tours can be scheduled directly through the website by selecting a date and time that works for you. When scheduling your tour, you will be asked to provide basic contact information and confirm your appointment. For all tours, a valid ID will be required.

Pricing & Fees

When applying for an apartment, you should plan for the following initial costs:

  • Application fee: $15 per applicant (non-refundable) 
  • Administration fee: $200 per apartment (non-refundable)

Colorado PTSR Notice: Applicants have the right to provide a Portable Tenant Screening Report (PTSR) not more than 30 days old per §38-12-902(2.5) C.R.S. If a PTSR is provided, IMT may not charge an application fee or a fee to access or use the PTSR.

  • Security deposit: 
    • $200 for one-bedroom apartments 
    • $250 for two-bedroom apartments 

The security deposit is held throughout your lease and is used to cover any damages beyond normal wear and tear or unpaid balances at move-out. 

If you have a pet, additional costs will apply:

  • Pet deposit: $300 pet deposit per home (covers up to two pets)
  • Pet rent: $35 per month (covers the household, up to two pets)

In addition to these upfront costs, your total move-in amount may also include:

  • Prorated rent, depending on your move-in date 
  • Any applicable fees or add-ons selected during the leasing process (such as renter’s insurance or utilities) 

Because total move-in costs can vary based on your specific apartment, move-in date, and selections, you’ll see a full cost breakdown before completing your application.

Yes. Your security deposit is refundable after you move out, as long as:

  • The apartment is returned in good condition (normal wear and tear is expected) 
  • There are no outstanding balances on your account 

If there are damages beyond normal use or unpaid charges, those amounts may be deducted from your deposit before the remainder is returned.

Yes. In addition to base rent, there are standard monthly fees associated with living at IMT Hyland Hills:

  • Monthly Trash Administrative Fee: $5/month 
  • Valet Trash:  $22.50/month 
  • Package Lockers: $5/month 
  • Credit Reporting: $5/month 
  • Tenant Liability Insurance: $11.50/month (when enrolled in IMT’s Tenant Liability Program)

Utilities are not included and will vary based on your usage and service providers.

Gas, sewer, and water costs vary based on usage. Electric is through Xcel Energy. High-speed internet is available through providers of your choice. Renters insurance is required. Valet trash service is billed at $22.50/month.

Pets

Yes. IMT Hyland Hills welcomes both cats and dogs.

The community is designed with pet owners in mind and includes:

  • IMT Pets Park – a dedicated on-site space for your dog to run and play off-leash 
  • Easy access to Westminster Park and the adjacent Hyland Hills Golf Course grounds for scenic walks

There are no weight restrictions, but certain breeds are restricted.

The following breeds (and any mix of these breeds) are not permitted:
Doberman, Mastiff, Pit Bull (including Staffordshire Terrier, Bull Terrier, American Bulldog), Rottweiler, Chow, Wolf hybrids, Great Dane, German Shepherd, Malamute, Akita, Deerhound, and Siberian Husky.

Exception: Assistance animals are not subject to breed restrictions.

Yes. The following pet-related fees apply:

  • Pet deposit: $500 refundable deposit (covers up to two pets) 
  • Pet rent: $75 per pet, per month 

Service animals and Emotional Support Animals (ESAs) are exempt from pet fees and pet rent per federal fair housing guidelines.

Parking & Transportation

Yes. IMT Hyland Hills offers on-site parking throughout the community, with attached and detached garages available. Optional reserved parking is available for $35/month and detached garages for $85/month. Please contact the leasing team for current availability.

    Residents can log into the resident portal, which is an online account you’ll set up after moving in. From there, you can submit a maintenance request, describe the issue, and track the status of your request. 
  • By contacting the leasing office:
    You can also reach out directly to the leasing office if you prefer to speak with someone or need assistance submitting a request. 

When submitting a request, you’ll typically describe the issue (for example, a plumbing, appliance, or electrical concern), and the maintenance team will follow up to schedule service if needed.
