- Studio apartments offer an open, efficient layout at 906 sq. ft., ideal for those seeking a streamlined living space with full access to IMT Franklin Gateway’s amenities.
- One-bedroom floorplans include one bathroom and provide a separate bedroom for added privacy. One-bedroom apartments range from 672 sq. ft. to 1,003 sq. ft.
- Two-bedroom apartments include two separate bedrooms and two bathrooms. They range from 1,031 sq. ft. to 1,485 sq. ft., which can be used for roommates, guests, or a home office.
- Three-bedroom apartments include three separate bedrooms and two bathrooms ranging from 1,386 sq. ft. to 1,619 sq. ft., providing the largest floor plan available at IMT Franklin Gateway. This layout is well-suited for roommates or residents who simply want extra space for a home office, hobby room, or guest accommodations.
Each floor plan may vary in size, layout, natural light, and views, so availability can change frequently as apartments are leased.

A lease is a legally binding agreement outlining your rental terms, including your monthly rent, lease duration, and community policies. Flexible term options let you choose the length that best fits your plans.

You can apply in two ways:
- Online: The most common and fastest option. Click the “Apply Now” button located in the contact form on the property homepage or alongside available inventory in the Floor Plans & Availability section. You will be guided to our application portal, where you can create an account, and follow the step-by-step instructions to complete your application. Applying online is the quickest way to secure an available apartment before availability changes.
- In person: You can also visit the leasing office in person, if you prefer assistance with the application process. Our leasing office is open Monday through Friday from 8:30 am to 5:30 pm and Saturday from 10:00 am to 5:00 pm. We are closed on Sundays.
- Need assistance? Please call our leasing team and we’ll be happy to help guide you through the application process.
As part of your application, you will typically be asked to provide:
- A valid government-issued photo ID
- Employment and income verification documentation, which may include :
- most current paystub equaling one month and six consecutive bank statements showing payroll direct deposit if currently employed;
- previous year’s individual tax return and six consecutive bank statements showing deposits if self-employed;
- An offer letter on company letterhead, indicating position, salary and contact information if pending employment;
- A Social Security Benefit Letter, SSA-1099, or SSA Notice of Change in Payment if unemployed
- Reference information and documentation from a landlord, apartment community, or mortgage company for rental verification
- Consent for a background and credit check

IMT Franklin Gateway offers several tour options so you can choose what works best for you:
- Self-guided tours: Tour the community on your own schedule. You’ll receive step-by-step instructions and entry details ahead of your visit, allowing you to explore at your own pace without a leasing agent present.
- In-person tours: Meet with a friendly leasing consultant who will walk you through the community, show available apartments, and answer any questions about pricing, availability, and the application process in real time.
- Virtual tours: If you’re unable to visit in person, you can tour remotely through a live Zoom video call, giving you a detailed view of the apartment and amenities from anywhere.
Tours can be scheduled directly through the website by selecting a date and time that works for you. When scheduling your tour, you will be asked to provide basic contact information and confirm your appointment. For all tours, a valid ID will be required.
There are no current leasing specials at IMT Franklin Gateway at this time.

Pricing & Fees
When applying for an apartment, you should plan for the following initial costs:
- Application fee: $75 per applicant (non-refundable)
- Administration fee: $150 per apartment (non-refundable)
- Security deposit: $150 for all floor plans
The security deposit is held throughout your lease and is used to cover any damages beyond normal wear and tear or unpaid balances at move-out.
If you have a pet, additional costs will apply:
- Pet fee: $300 non-refundable pet fee, per pet
- Pet rent: $25 per pet, per month
In addition to these upfront costs, your total move-in amount may also include:
- Prorated rent, depending on your move-in date
- Any applicable fees or add-ons selected during the leasing process (such as renter’s insurance or utilities)
Because total move-in costs can vary based on your specific apartment, move-in date, and selections, you’ll see a full cost breakdown before completing your application.

Yes. Your security deposit is refundable after you move out, as long as:
- The apartment is returned in good condition (normal wear and tear is expected)
- There are no outstanding balances on your account
If there are damages beyond normal use or unpaid charges, those amounts may be deducted from your deposit before the remainder is returned.

Yes. In addition to base rent, there are standard monthly fees associated with living at IMT Franklin Gateway:
- Monthly Trash Administrative Fee: $6.32/month
- Trash: $10/month
- Pest Control: $2/month
- Credit Reporting: $5/month
- Tenant Liability Insurance: $11.50/month (when enrolled in IMT’s Tenant Liability Program)
Utilities are not included and will vary based on your usage and service providers.

Water is billed through CCS/Gateway Utility. Electric is through Middle Tennessee Electric. High-speed internet is available through providers of your choice. Trash is billed at $10/month as a separate fee.

Pets
Yes. IMT Franklin Gateway welcomes both cats and dogs.

There are no weight restrictions, but certain breeds are restricted.
The following breeds (and any mix of these breeds) are not permitted:
Doberman, Mastiff, Pit Bull (including Staffordshire Terrier, Bull Terrier, American Bulldog), Rottweiler, Chow, Wolf hybrids, Great Dane, German Shepherd, Malamute, Akita, Deerhound, and Siberian Husky.
Exception: Assistance animals are not subject to breed restrictions.
Yes. The following pet-related fees apply:
- Pet deposit: $300 Non-Refundable deposit pet pet
- Pet rent: $25 per pet, per month
Service animals and Emotional Support Animals (ESAs) are exempt from pet fees and pet rent per federal fair housing guidelines.

Yes. IMT Franklin Gateway offers parking throughout the community, with garages and storage available in select buildings. Garages are available for $150/month and reserved parking for $35/month. Please contact the leasing team for current availability.
