Leasing & Availability

IMT Alpharetta offers a range of apartment layouts designed for different living needs, including one-bedroom, two-bedroom, and three-bedroom homes. 

  • One-bedroom floorplans include one bathroom and provide a separate bedroom for added privacy. One-bedroom apartments range from 725 sq. ft. to 850 sq. ft.
  • Two-bedroom apartments include two separate bedrooms and two bathrooms. They range from 1,025 sq. ft. to 1,125 sq. ft., which can be used for roommates, guests, or a home office. 
  • Three-bedroom apartments include three separate bedrooms and two bathrooms at 1,275 sq. ft., providing the largest floor plan available at IMT Alpharetta. This layout is well-suited for roommates or residents who simply want extra space for a home office, hobby room, or guest accommodations.

Each floor plan may vary in size, layout, natural light, and views, so availability can change frequently as apartments are leased.

Rent varies depending on several factors, including:

    • The floor plan you choose (one-bedroom, two-bedroom, or three-bedroom) 
    • The size and layout of the selected apartment 
    • The view and location within the community (for example, courtyard vs. street-facing)

IMT Alpharetta currently offers lease terms ranging from 3 to 12 months.

A lease is a legally binding agreement outlining your rental terms, including your monthly rent, lease duration, and community policies. Flexible term options let you choose the length that best fits your plans, from short-term to longer commitments of up to two years.

You can apply in two ways:

  • Online: The most common and fastest option. Click the “Apply Now” button located in the contact form on the property homepage or alongside available inventory in the Floor Plans & Availability section.  You will be guided to our application portal, where you can create an account, and follow the step-by-step instructions to complete your application. Applying online is the quickest way to secure an available apartment before availability changes.
  • In person: You can also visit the leasing office in person, if you prefer assistance with the application process. Our leasing office is open Monday through Friday from 8:30 am to 5:30 pm and Saturday from 10:00 am to 5:00 pm. We are closed on Sundays.
  • Need assistance? Please call our leasing team and we’ll be happy to help guide you through the application process.

As part of your application, you will typically be asked to provide:

  • A valid government-issued photo ID
  • Employment and income verification documentation, which may include :
    •  most current paystub equaling one month and six consecutive bank statements showing payroll direct deposit if currently employed; 
    • previous year’s individual tax return and six consecutive bank statements showing deposits if self-employed;
    • An offer letter on company letterhead, indicating position, salary and contact information if pending employment;
    • A Social Security Benefit Letter, SSA-1099, or SSA Notice of Change in Payment if unemployed
  • Reference information and documentation from a landlord, apartment community, or mortgage company for rental verification 
  • Consent for a background and credit check

IMT Alpharetta offers several tour options so you can choose what works best for you:

  • Self-guided tours: Tour the community on your own. You’ll receive step-by-step instructions and entry details ahead of your visit, allowing you to explore at your own pace without a leasing agent present.
  • In-person tours: Meet with a friendly leasing consultant who will walk you through the community, show available apartments, and answer any questions about pricing, availability, and the application process in real time. 
  • Virtual tours: If you’re unable to visit in person, you can tour remotely through a live Zoom video call, giving you a detailed view of the apartment and amenities from anywhere.

Tours can be scheduled directly through the website by selecting a date and time that works for you. When scheduling your tour, you will be asked to provide basic contact information and confirm your appointment. For all tours, a valid ID will be required.

Pricing & Fees

When applying for an apartment, you should plan for the following initial costs:

  • Application fee: $75 per applicant (non-refundable) 
  • Security deposit: $150 and up for all floor plans (based on approved credit) 

The security deposit is held throughout your lease and is used to cover any damages beyond normal wear and tear or unpaid balances at move-out. 

If you have a pet, additional costs will apply:

  • Pet fee: $300 non-refundable pet fee, per pet
  • Pet rent: $25 per pet, per month

In addition to these upfront costs, your total move-in amount may also include:

  • Prorated rent, depending on your move-in date 
  • Any applicable fees or add-ons selected during the leasing process (such as renter’s insurance or utilities) 

Because total move-in costs can vary based on your specific apartment, move-in date, and selections, you’ll see a full cost breakdown before completing your application.

Yes. Your security deposit is refundable after you move out, as long as:

  • The apartment is returned in good condition (normal wear and tear is expected) 
  • There are no outstanding balances on your account 

If there are damages beyond normal use or unpaid charges, those amounts may be deducted from your deposit before the remainder is returned.

Yes. In addition to base rent, there are standard monthly fees associated with living at IMT Alpharetta:

  • Monthly Administrative Fee: $3.99/month 
  • Trash:  $10/month 
  • Pest Control:  $4.50/month 
  • Package Lockers: $5/month 
  • Credit Reporting: $5/month 
  • Tenant Liability Insurance: $11.50/month (when enrolled in IMT’s Tenant Liability Program)

Utilities are not included and will vary based on your usage and service providers.

Residents are responsible for setting up and paying for their own utilities, which may include services such as electricity, water, sewer, trash, and internet, depending on the  service providers.

Pets

Yes. IMT Alpharetta welcomes both cats and dogs.

The community is designed with pet owners in mind and includes:

  • Walking paths and green spaces throughout the community for daily exercise 
  • Easy access to the adjacent Big Creek Greenway for longer outdoor adventures

There are no weight restrictions, but certain breeds are restricted.

The following breeds (and any mix of these breeds) are not permitted:
Doberman, Mastiff, Pit Bull (including Staffordshire Terrier, Bull Terrier, American Bulldog), Rottweiler, Chow, Wolf hybrids, Great Dane, German Shepherd, Malamute, Akita, Deerhound, and Siberian Husky.

Exception: Assistance animals are not subject to breed restrictions.

Yes. The following pet-related fees apply:

  • Pet fee: $300  non-refundable fee per pet 
  • Pet rent: $25 per pet, per month 

Service animals and Emotional Support Animals (ESAs) are exempt from pet fees and rent in accordance with California law.

Parking & Transportation

Yes. IMT Alpharetta offers a controlled-access gate community with covered and reserved parking. Reserved parking is available for $35/month and garages for $195/month. Please contact the leasing team for current availability.

Maintenance & Resident Services

Submitting a maintenance request at IMT Alpharetta is simple and can be done at any time.

  • Online (via our resident portal):
    Residents can log into the resident portal, which is an online account you’ll set up after moving in. From there, you can submit a maintenance request, describe the issue, and track the status of your request. 
  • By contacting the leasing office:
    You can also reach out directly to the leasing office if you prefer to speak with someone or need assistance submitting a request. 

When submitting a request, you’ll typically describe the issue (for example, a plumbing, appliance, or electrical concern), and the maintenance team will follow up to schedule service if needed.
