Leasing & Availability
Citrus Commons offers a range of apartment layouts designed for different living needs, including studio, one-bedroom, and two-bedroom homes.
- Studios Floorplans include one bathroom and range from 499 sq. ft. to 564 sq. ft.
- One bedroom floorplans include one bathroom and provide a separate bedroom for added privacy. One-bedroom apartments range from 566 sq. ft. to 785 sq. ft.
- Two bedroom apartments include two separate bedrooms and two bathrooms. They range from 1,065 sq. ft. to 1,240 sq. ft., which can be used for roommates, guests, or a home office.
Each floor plan may vary in size, layout, natural light, and views, so availability can change frequently as apartments are leased.
Rent varies depending on several factors, including:
- The floor plan you choose (studio, one-bedroom, or two-bedroom)
- The size and layout of the selected apartment
- The view and location within the community (for example, courtyard vs. street-facing)
- Current availability and demand
Pricing is updated regularly, so the rent you see reflects real-time market conditions. Because of this, apartments can lease quickly, especially popular layouts or price points.

Citrus Commons currently offers 12-month lease agreements only.
A lease is a legally binding agreement outlining your rental terms, including your monthly rent, lease duration, and community policies. A 12-month lease means you are committing to living in the apartment for one full year.

You can apply in two ways:
- Online: The most common and fastest option. Click the “Apply Now” button located in the contact form on the property homepage or alongside available inventory in the Floor Plans & Availability section. You will be guided to our application portal, where you can create an account and follow the step-by-step instructions to complete your application. Applying online is the quickest way to secure an available apartment before availability changes.
- In person: You can also visit the leasing office in person, if you prefer assistance with the application process. Our leasing office is open every day of the week, 9.30 am to 6 pm.
- Need assistance? Please call our leasing team and we’ll be happy to help guide you through the application process.
As part of your application, you will typically be asked to provide:
- A valid government-issued photo ID
- Employment and income verification documentation, which may include :
- most current paystub equaling one month and six consecutive bank statements showing payroll direct deposit if currently employed;
- previous year’s individual tax return and six consecutive bank statements showing deposits if self-employed;
- An offer letter on company letterhead, indicating position, salary and contact information if pending employment;
- A Social Security Benefit Letter, SSA-1099, or SSA Notice of Change in Payment if unemployed
- Reference information and documentation from a landlord, apartment community, or mortgage company for rental verification
- Consent for a background and credit check

Citrus Commons offers several tour options so you can choose what works best for you:
- In-person tours: Meet with a friendly leasing consultant who will walk you through the community, show available apartments, and answer any questions about pricing, availability, and the application process in real time.
- Virtual tours: If you’re unable to visit in person, you can tour remotely through a live Zoom video call, giving you a detailed view of the apartment and amenities from anywhere.
Tours can be scheduled directly through the website by selecting a date and time that works for you. When scheduling your tour, you will be asked to provide basic contact information and confirm your appointment. For all tours, a valid ID will be required.
Yes. Citrus Commons is currently offering two month free rent on all one bedroom floorplans when you apply within 72 hours of completing your tour.
Please note:
- The offer is subject to change at any time
- Restrictions apply, including exclusions for current residents and property transfers

Pricing & Fees
When applying for an apartment, you should plan for the following initial costs:
- Application fee: $60 per applicant (non-refundable)
- Security deposit:

- $1,000 for one-bedroom apartments
- $1,500 for two-bedroom apartments
The security deposit is held throughout your lease and is used to cover any damages beyond normal wear and tear or unpaid balances at move-out.
If you have a pet, additional costs will apply:
- Pet deposit: $300 one-time, refundable deposit required for approved pets
- Pet rent: $75 per pet, per month (maximum of 2 pets allowed)
In addition to these upfront costs, your total move-in amount may also include:
- Prorated rent, depending on your move-in date
- Any applicable fees or add-ons selected during the leasing process (such as renter’s insurance or utilities)
Because total move-in costs can vary based on your specific apartment, move-in date, and selections, you’ll see a full cost breakdown before completing your application.

Yes. Your security deposit is refundable after you move out, as long as:
- The apartment is returned in good condition (normal wear and tear is expected)
- There are no outstanding balances on your accoun
If there are damages beyond normal use or unpaid charges, those amounts may be deducted from your deposit before the remainder is returned.

Yes. In addition to base rent, there are standard monthly fees associated with living at Citrus Commons:
- Trash administrative fee: $3/month
- Package locker fee: $5/month
- Credit reporting service: $5/month
- Code enforcement fee: $2.83/month
Utilities are not included and will vary based on your usage and service providers.

Residents are responsible for setting up and paying for their own utilities, which may include services such as electricity, water, sewer, trash, and internet, depending on the service providers.

There are no weight restrictions, but certain breeds are restricted.
The following breeds (and any mix of these breeds) are not permitted:
Doberman, Mastiff, Pit Bull (including Staffordshire Terrier, Bull Terrier, American Bulldog), Rottweiler, Chow, Wolf hybrids, Great Dane, German Shepherd, Malamute, Akita, Deerhound, and Siberian Husky.
Exception: Assistance animals are not subject to breed restrictions.
Yes. The following pet-related fees apply:
- Pet deposit: $500 one-time, refundable deposit per apartment home/li>
- Pet rent: $75 per pet, per month Service animals and Emotional Support Animals (ESAs) are exempt from pet fees and rent in accordance with California law.

Yes. Citrus Commons offers covered parking for residents, with a range of parking options depending on your needs.
Available parking options include:
- General parking: $150/month
- Premier parking: $200/month
- EV charging spaces: $250/month
- Tandem parking (two vehicles in one space): $250/month
- Premier tandem parking: $275/month
Additional details:
- General and tandem spaces are pre-assigned
- Premier and EV spaces can be selected based on availability
- EV charging spaces do not include electricity
- Residents pay for charging sessions separately through the Tesla app
- Chargers are compatible with Tesla and other EV models (J1772 adapters available)
